After receiving several quotes for our home remodel project, we ultimately chose Factor Design Build for our home remodel, and it was one of the best decisions we made. We were looking for a team that valued communication, quality, customer service, and Factor delivered all three and more.

Their team helped us transform our ideas into the home we had envisioned while making the entire process as stress-free as possible. They communicated with us regularly, managed all aspects of construction, and consistently demonstrated a high level of professionalism and care. What stood out most was their commitment to keeping the project on track at all design and construction phases while addressing issues quickly and thoughtfully.

My wife and I approached Factor after a rainstorm caused a second-floor roof deck to leak into our dining room.

We wanted to take the opportunity to turn some basic repair work into a full remodel of the space. The results far exceeded expectations. And notably, not just the results themselves, but the entire journey.

What struck us as different about our Factor experience was the communication — both with us and between Factor and the teams they work with. On our very first day, Factor brought each of those teams together to strategize how best to execute our design. That’s not common in residential construction, getting everyone together at once. As a result, we were able to make some mid-course corrections that accelerated our timeframe while reducing some cost uncertainty.

Factor isn’t the lowest-cost option, but that’s not the point. The teams they brought onsite were professional, considerate, timely, and took full ownership of their contribution through final punch. I’ve had to chase contractors in the past to get them back for punch-list items. Not the case this time. Our Factor project manager handled practically everything, took hundreds of photos documenting the work, and even spent the time writing up a daily log. At no point did we feel in the dark about the progress of our project.

That’s not to say we didn’t hit unexpected roadblocks. You never really know what you’ll find when you start turning over rocks. The early demolition phase quickly unveiled some issues that went beyond our original estimation. Some even required a bit of clever engineering to avoid a substantial cost overrun. The strong relationship between Factor and its teams was particularly notable during these challenges. There was no finger-pointing, only a sense of collaboration that I hadn’t experienced in prior construction projects.

While it took a while to get through the planning phases, the actual execution finished almost exactly on time. Our new upstairs deck is now a centerpiece of the home’s curb appeal. We couldn’t be happier with the results.

We had an absolutely wonderful experience working with Factor on multiple projects throughout our home, most notably our home theater and wallpaper installation. We chose Factor since we already knew they build stunning homes (they built the amazing home we moved into!) and I wanted everything to feel just as elevated as our house already is. I couldn’t be happier with how everything turned out!

The wallpaper installation we had throughout the house was definitely impressive. Everything was installed beautifully with no noticeable errors or imperfections, and the combination of textures, colors, and prints makes the finished spaces feel incredibly polished and custom.

Rebecca on the design team was fantastic to work with. She quickly understood my taste and wasn’t afraid to suggest more unique and playful options, which I really loved. We ended up choosing a fun mix of textured wallpapers, bold colors, and prints that feel incredibly high-end. She even suggested bringing in a muralist to hand-paint one of our walls, which was such a great idea — the mural turned out amazing and is now one of my favorite features in the house.

Our home theater was a much more involved project. Factor added a curved wall at the entrance with a custom bar and cabinetry, installed acoustic paneling throughout, added risers and replaced the carpet, covered three existing windows, and finished the entire room in a very dark black paint. They also brought in an amazing team to do all of the AV work including the speakers, TV, LEDs, and starry sky ceiling.

Jodi was incredibly friendly, and meticulous on the construction side and made sure every part of the job was done right. I especially appreciated the attention he gave to the drywall in the theater. Because we chose such a dark black paint, any imperfections would have been extremely noticeable, and he made sure the drywall was as smooth and even as possible before it was painted.

Lam was also wonderful as our project manager. He was super friendly, organized, communicative, and consistently met with us for biweekly meetings to keep us updated on the progress. I always knew what was happening, what was coming next, and when things were expected to be completed. He was especially great about managing the timeline and giving us a heads-up as different stages of the project approached.

Also bonus points to everyone for being super friendly with our 3 pets during construction since they tend to get up in everyone's business 😂

Overall, we had such a super positive experience from the design process through construction and installation. We had an outstanding experience working with Factor Design Build on our recent home addition. From the very beginning, their team demonstrated a high level of professionalism, organization, and attention to detail that gave us confidence throughout the entire process. It’s clear they take a collaborative, full-service approach, and that really shows in how smoothly everything came together from design through construction.  Josh was especially great at making my Wife comfortable with the project and ensuring her it would be okay.

One of the most impressive aspects of our project was how efficiently it was executed. Not only did the team stay on schedule, they actually finished ahead of timeline, which is almost unheard of in construction. Throughout the process, communication was clear and proactive, and it always felt like they were focused on delivering a great experience, not just a finished product. That commitment to both process and outcome is something that clearly sets them apart.

We also greatly appreciated how respectful the team was of our home and daily life. We lived in the house throughout the project with young children, and as such, keeping the worksite clean and organized was extremely important to us, and Factor exceeded our expectations in this area. The crew was consistently tidy, thoughtful, and mindful of minimizing disruption, which made a potentially stressful project feel much more manageable. This level of care and professionalism is something we’ve seen echoed in other experiences as well.

A special callout to Jarred, our site manager, who was exceptional from start to finish. He was communicative, detail-oriented, and clearly took pride in making sure everything ran smoothly. Having someone like Jarred overseeing the project made a huge difference and gave us total confidence along the way. We couldn’t be happier with the final result and would highly recommend Factor Design Build to anyone considering a home renovation or addition.

I have spent a considerable amount of time thinking about how to best review our home renovation that Factor partnered with us on. This project has been a journey to say the least. Together we spent over a year spread across design, demo, and renovation and this was no small project, encompassing the entire first floor of our house including: full kitchen renovation, moving structural walls, designing a new floor above our lofted family room, and adding a full covered patio. Knowing the size and complexity of the project we interviewed over 10 firms across Denver and it was clear that Factor had the skills, knowledge, and institutional structure to complete this project. At the end of it all I can confidently say that I would never consider anyone other than Josh, Kent, and Factor to work with in the future.

Factor far exceeded all the expectations that we had going into this project. Josh worked with us to lead the design, and we went through multiple iterations of the layout before deciding on the final plans. At no point was there pressure from the Factor team to make a final decision that didn’t feel right. I never knew there were so many ways to orient a kitchen, but I am certain Factor presented every last one to us, ensuring that we had the best layout possible.  Adding onto the complexity of the renovation we moved a structural wall, took out a wall and added a large glass slider that transitioned into a new covered patio. Factor designed everything to seamlessly flow from one space to another and a great deal of thought was put into how to best optimize the space.

Following the design the construction phase of the project was incredibly seamless. Was it painless, no… no construction is painless, but Factor never missed a beat even when faced with unknown obstacles. They quickly solved problems with excellent solutions that were time and cost effective. Ultimately, they took our vision and translated it into a spectacular home. The quality of the project was the most impressive part. Josh and Kent refused to compromise on quality. Every aspect of the renovation was closely overseen, and any small imperfection was addressed. It was comforting to know that it was not dependent on us to oversee quality and that the entire Factor team was focused on this. We are most thankful for our onsite manager Jody who had unparalleled communication and was an advocate for ensuring that nothing was overlooked. We were impressed with his integrity, level headedness, and ingenuity to find solutions to day to day speed bumps.

Looking back, I cannot speak highly enough about the entire Factor team. My wife and I both work demanding jobs and we knew that we would not have time to closely oversee a project. It was comforting to have an entire team committed to ensuring the project was perfect. I had and continue to have complete confidence that Josh and Kent operate at a level above other design and build companies. They hold themselves and their staff to a standard that I have not experienced in the construction industry. I also know that anyone who has the opportunity to work with them will not be disappointed. They handled our full home renovation and truly went above and beyond to make what could have been a stressful process feel easy, smooth and even enjoyable. From day one, we felt like we were working with family and friends, not just a builder.

The level of craftsmanship and high-end finishing completely blew us away. Every detail was thoughtfully executed, and it was clear they treated our home as if it were their own. Just as impressive was how respectful they were — not only of our house, but of our neighbors as well. They went as far as to reach out to each house in the area to let them know if there was anything they could do to make the process as least disruptive to the neighborhood as possible. That level of care says a lot about who they are as a company.

Communication was outstanding. We received daily updates and photos, and at no point did we feel uncomfortable voicing opinions or concerns. Our project manager, Lam, and site manager, Jody, are truly exceptional people. Their professionalism, attention to detail, and genuine care made all the difference.
